It's a vital step in the building process and possibly the single most important decision you'll make. 

How do you find and choose your perfect builder?

Here's three simple yet less common considerations you can take into account when deciding who to partner with for your next project. 

1. What is their niche/speciality?

Choosing a builder that specialises in the type of home you want to build can put you in a positive position from the beginning. Their knowledge and experience of acreage properties or terrace homes means that there will be less potentially expensive surprises along the way. 

Builders will often define themselves based on a combination of the following:

  • Your project budget (affordable, mid-range, big-budget)

  • The type of home (terrace, custom, project, acreage, architecturally designed)

  • The style of the home (modern, contemporary, Hamptons style)

  • The type of project (renovations, knock-down-rebuild, custom designed, off-the-plan, extensions)

Ask your builder, 'what is your specialty' and 'what type of homes/projects do you love to build'. 

2. How organised are they at your first meeting?

If you are meeting with builders, either onsite or elsewhere, it means things are getting pretty serious. A great way to gauge your builders organisation and preparation is to take note of what they bring to the first meeting. 

That means take note of the physical items they bring, like brochures and letters, as well as what type of energy and excitement they bring. 
If you can see that they are getting more and more excited as you tell them more and more about your vision, then you might have just found the one. 

3. How well do you gel with the person you'll be speaking with the most?

In some situations you'll start with a salesperson and then be put in contact with a project manager and that's ok. But it's a great idea to meet with your project manager before you start your project. 

Building a home is an 8-12 month process that involves hundreds, if not thousands, of important decisions along the way. Having someone you trust and get along with is going to make your experience much more positive. 

This will shine through in the end result.
