The Six Key Phases of Construction.

The Construction Stage (Stage Four) of your project is the one that everyone is most excited for. It's the stage where all of the hard work starts to take life.

There are six key phases within this stage, each allowing the next to take place in the most efficient manner.

It’s is also where you get to make all of your interior and exterior design selections.

Below are the details of the 6 Key Phases of Construction:


1.Site Establishment

 

Site Establishment refers to the phase when your property will be excavated, levelled, marked. plumbed, and the site office installed. This phase is the very first step in your building journey. 


2. BASE PHASE

 

The Base Phase is the phase of the Works when, depending on the type of base your home requires, the  base brickwork, bearers and joists are installed; the stumps, piers or columns are finished and the bearers and joists are installed; or the concrete footings are poured and the formwork and reinforcing for the suspended slab are installed. 3. FRAME PHASE

 

During the Frame Phase, your home will begin to grow off the ground and start to take shape. This phase includes the installation of the timber or steel frame, including roof trusses. 


4. ENCLOSED PHASE

 

The Enclosed Phase is the phase of the Works when your homes’ wall cladding, roof coverings, structural flooring, external doors, and external windows are installed. 


5. FIXING PHASE

 

The Fixing Phase is the phase of the Works when, apart from minor defects or minor omissions, all the internal linings, architraves, cornices, skirtings, doors to rooms, baths, shower trays, wet area tiling, built-in shelves, built-in cabinets and built-in cupboards are fitted and fixed in position.


6.PRACTICAL COMPLETION

 

Practical Completion is the stage of the Works when the home is completed in compliance with the Contract, including all Plans and Specifications, and all statutory requirements applying to the Works, without any defects or omissions other than minor defects or minor omissions that will not unreasonably affect occupation.
