Preliminary Costs Explained

If your about to undertake a new custom home building project then you’re definitely going to come across some industry lingo.

The term ‘Preliminary Costs’ is one example that is worth understanding.

Put simply, Preliminary Costs relate to the planning, design and preparation of your construction project. They’re the costs associated with taking your dream home from an idea to a set of approved plans and certifications ready to start constructions.

Examples of Preliminary Costs:

  • Architecture. Design & Drafting

  • Structural Engineering

  • Hydraulic Engineering

  • Soil Testing

  • Site Surveys

  • Slope Stability Reports (for sloping blocks only)

  • Noise Assessments (for sites located close to noisy roads or other surrounds)

  • Bushfire Attack Level (BAL) Assessment (for at risk sites only)

  • Project Cost Estimation

  • Fixed Price Contract development

Can preliminary costs be avoided?

Unless your builder is happy to spend their own money on the costs associated with the list above, then no. Preliminary Costs are a requirement of every project. Some building companies with ‘hide’ or ‘dissolve’ these costs into your building contract, however, at some stage you will pay for many of these items.

We choose to be transparent, open and honest with our pricing. This remains true through the entire qldBUILT 5 Stage Building Experience.
